平成２８年（2016年）熊本地震に伴う家屋の倒壊などの被害により権利証（登記済証・登記識別情報通知書）（注１）を紛失された場合もあると考えられます。

しかし，この権利証の紛失によって不動産（土地・建物）の所有権等の権利を失うことはありません。

権利証は，登記の申請をする際に，本人確認資料として登記所に提出していただくものですが，登記をするには，権利証のほかに，所有者の印鑑証明書等の本人確認資料も必要となりますので，権利証を紛失しただけで，直ちに所有権の移転の登記や抵当権の設定の登記が不正にされるなどして，登記記録上の権利関係が変わることはありません。

（注１）権利証 権利証（登記済証）とは，登記が完了した際に登記所から登記権利者（買主等）に交付されていた書面です（現在は，「登記識別情報」として１２桁のアラビア数字その他の符号が通知されます。）。権利証は，例えば，登記記録上の登記名義人が登記義務者（売主等）として所有権の移転の登記を申請する場合に，登記名義人本人からの申請であることを確認する資料として登記所に提供することとされています。
